Spatial Analysis of Abandoned Residential Buildings in Ondo Town, Southwest Nigeria

Abstract

Ondo town is becoming more predominant in abandoning residential buildings mostly in the old residential areas, which has contributed to shortage in housing supply in the town. This study therefore examined abandoned residential buildings as a contributory factor to housing deficit in Ondo town, Southwestern Nigeria. The study employed both descriptive and inferential methods of data analysis. Eight-one (81) abandoned residential buildings were identified and examined through a reconnaissance visit to the study area. While 450 copies of questionnaire were administered on household heads selected within the affected areas of the study area using systematic sampling method. Secondary data were obtained from journals, newspapers, internet, National Population Commission, and Ondo west local government council. The study revealed that most residential buildings (71%) were abandoned because of water logging. While 89.3% of respondents affirmed that abandoned residential buildings, contribute to housing deficit in Ondo town. The chi-square analysis suggests a significant relationship between abandoned residential buildings and shortfall in housing supply in Ondo town. The study concluded that abandonment of residential buildings should be discouraged in Ondo town and other urban areas in Nigeria through legislation, public awareness, and effective urban planning to forestall further increase of abandoned buildings. Therefore, to prevent further abandonment of residential buildings in Ondo town, the study recommended that urban planning system should be revisited in order to remove obstructions from waterways; regular maintenance of residential buildings by the owners; and house owners relocating abroad should be encouraged to handover their houses to trusted leasing agents.
